How to Choose from Among SC Neighborhoods

People buying land or new homes often have to make tough choices. Here are some tips for choosing from among South Carolina's neighborhoods.

* Drive through the neighborhood. Does the area look well kept? Are there many "For Sale" signs? Are there any signs of crime, such as broken windows, burned out buildings etc.? Do the homes look like they all belong to people of the same income level? Are there any signs of new developments being built? If a new home is to be built on the parcel, will its style blend in well with the surrounding neighborhood?

* Read several issues of the local newspaper. Look for information about what is going on in the area. Are there any major stories about the neighborhood, such as about new developments or crime? Are there any articles about the school district or the local government? Do these articles have a positive tone?

* Visit the local government offices. Make sure the property being considered is properly zoned for a home. Ask about any potential rezoning issues or new developments being considered in the area. Find out if the neighborhood has a homeowner's association.

* Visit the local school. Ask about class sizes and student-teacher ratios. Ask what about the drop-out rate in the district and what percentage of students go on to college. Find out standardized test scores and special programs offered. Tour the buildings: do they seem to be in good repair? Does the school seem to be well funded? Is parental support encouraged? Are there any private schools? Are they a possible alternative?

* Drive around the rest of the community, the city and the county. Does the local economy seem to be thriving? Are there new businesses opening and do existing ones look prosperous? Are all basic services convenient, such as the post office, the bank, grocery stores, gas stations etc? Are there parks and recreation centers? If your family attends church, is there a church of that denomination nearby? Are there election signs posted about specific ballot proposals? Will these issues affect the property being considered?

* Ask the real estate broker about the parcel. Ask why the seller has put the parcel on the market. If possible, meet the seller and find out his or her opinion about the area. Is he or she remaining in the area? Can he or she make any recommendations?

* Once the choices have been narrowed down to the final one or two parcels, visit the neighborhoods again. Pay attention to the neighboring parcels. Do the residents seem to care for their property and respect their neighbors' rights (no loud music etc.)? Are there any signs of a home business that would generate noise or traffic? If there is a chance to meet the neighbors, do they seem pleasant and respectful?

Choosing a new home is never easy. Fortunately, South Carolina neighborhoods are brimming with southern hospitality. Each neighborhood has its own character. It is wise for potential buyers to consider the whole area as well as individual parcels before they buy.
