The region experiences over 3,000 hours of sunshine per annum, with an average annual temperature of 18 degrees Celsius – rising to 24 degrees Celsius during the summer months – and only sporadic rainfall. Superb sandy beaches and a wealth of opportunities for water sports, in the warm, clear waters of the Mediterranean are the most obvious attractions, but the contrasting landscapes of the area lend themselves well to many other outdoor pursuits. Natural and cultural attractions abound, including the Tabernas Desert – popular in the past with Hollywood film directors – and the Cabo de Gato National Park – a haven for birdwatchers and divers, amongst others.

Almeria Property

Almeria property development very much reflects the character of the region – itself, an eclectic mix of the ancient, and the more modern – and while few properties for sale, thankfully, come into the “ancient” category, you will find slightly older, traditional properties alongside brand new, modern developments.

The coastal regions of the province have, to date, been more popular with Spanish property developers – indeed, many new developments are still under construction – and properties here are generally uniform and modern.

The coastal tourist resort town of Mojacar, for example, with its ancient, whitewashed old town (Mojacar Puebla), and “El Torreon” fortress, overlooking a thriving beach resort (Mojacar Playa), is a typical example. Mojacar property development is limited to just two storeys, so that there is a noticeable absence of high-rise developments in, and around the town, promoting a relaxed, and less intense – but, nevertheless, vibrant and cosmopolitan – atmosphere. One, or two, bedroom apartments, two, or three bedroom (typically semi-detached) townhouses, and detached villas and rural properties, with, perhaps four, five, or more bedrooms are all to be found here.

Further inland, however, where Almeria property development has been somewhat slower, and less exposed to modern influences, you will find that property for sale – which, nevertheless, includes a wide choice of apartments, townhouses and villas – has a more traditionally Spanish “feel”.

The charming villages of Arboleas, and Albox, for example, situated at the foot of the Sierra de los Filabres mountain range, near the Rio Almanzora, are somewhat removed form the hustle and bustle of the coastal resorts, but still only some 30 minutes’ drive away from Mojacar. Alboreas property offers a wide choice for investors, is built to exteremely high standards, and is affordably priced. Albox property is particularly popular with golfers, amongst others, as there are four fine golf courses in close proximity to the town.

Spanish Property Market

Spanish property has consistently increased in value – typically by double figure percentages, annually – in recent years, and although the rate of increase is slowing down, prices in popular areas are still rising steadily. The Costa Almeria is one of those areas, and property investments here are showing returns well above the national Spanish average – a fact that has not been ignored by the Spanish authorities, to the extent that improvements to the local infrastructure and road networks now mean that the region is more accessible than ever, for holidaymakers from the UK, and the rest of northern Europe – and, while the past cannot, necessarily, be taken as an indication of future trends, there is every indication that prices will continue to rise for some time yet.
